A farm shop is one of those buildings you only build once a generation, so it is worth getting right. The difference between a shop you fight with for twenty years and one that makes every job easier comes down to decisions made before the first post goes in the ground — how big, how high, heated or cold, how it is laid out. Here is a practical guide to building a farm shop in Wellington County: what it costs in 2026, the choices that matter most, and where Ontario farmers most often wish they had spent a little more.


What a farm shop costs in Wellington County

Like any post-frame building, a farm shop is priced largely by the square foot, and the single biggest factor is whether it is heated and insulated or a basic cold building:

  • Cold / uninsulated shop or storage: roughly $50to $60 per sq ft

  • Insulated, heated working shop: roughly $75 to $110+ per sq ft

  • Example — a 40' x 60' heated shop (2,400 sq ft): roughly $180,000 to $300,000 depending on finish, heating and doors



The big decision: cold storage vs. heated working shop

Almost everything about the design flows from this one choice. A cold building for parking equipment and dry storage is simpler and far cheaper per square foot. A heated, insulated shop you can actually work in through an Ontario winter — fixing equipment in January, running a welder without freezing — costs more upfront in insulation, heating and a better-sealed envelope, but it changes what the building is worth to you. Many farmers split the difference: a heated work bay at one end and cold storage at the other under one roof.

Getting the layout right

Size and ceiling height

The most common regret is building too small and too short. Equipment keeps getting bigger, so plan around the largest machine you expect to bring inside, with room to walk and work around it. Ceiling height is just as important as floor area — your door height and clearance determine what actually fits, so size the overhead doors and the eave height around real equipment dimensions, not a round number.


Doors and access

Door size, number and placement shape how the shop works every day. Wide, tall overhead doors let big equipment in straight; a second door or a drive-through layout means you are not constantly backing machinery out. Add a standard man-door so you are not opening a giant overhead door every time you walk in.


Workspace zones

A shop that works has dedicated zones: a clear bay for equipment, a workbench and tool wall, space for a welder and grinder away from anything flammable, and storage that keeps the floor clear. Thinking through these before the build means the electrical, lighting and door placement all support how you actually work.


Heating an Ontario farm shop

If the shop is heated, how you heat it matters. In-floor radiant heat in the concrete is a favourite for working shops — it warms the floor and everything on it evenly, stays comfortable with the doors opening and closing, and is efficient for a space you use regularly. Forced-air and radiant tube heaters are lower upfront and heat quickly, which suits shops used in shorter bursts. The right choice depends on how many hours you will actually spend in there in winter, and it should be decided before the slab is poured, since in-floor heat goes in first.


Insulation and ventilation

Insulation is what makes heating a shop affordable rather than a money pit, and it is far cheaper to do during the build than to retrofit later. A heated shop needs a properly insulated roof and walls and a good vapour barrier. Ventilation matters just as much: running engines, welding and washing equipment all put moisture and fumes in the air, so the building needs to breathe without dumping all its heat.


Electrical, lighting and concrete

Plan the electrical for what you will plug in — a welder, compressor, hoist or lift all need the right service and outlets in the right places, so it is worth oversizing slightly rather than running extension cords for the next twenty years. Bright LED lighting transforms how a shop feels and works. And the concrete floor is not the place to cut corners: a properly thick, reinforced slab handles the point loads of heavy equipment, and any in-floor heat or drains have to be planned before it is poured.

A cash-crop farm near Palmerston wanted a 50' x 80' shop with in-floor heat and a 16-foot door. We poured a reinforced slab with radiant heat, insulated the full envelope, and wired it for a hoist.
